Poor Planning
Town planning doesn’t have to be confusing or intimidating. Whether you’re preparing to develop, subdivide, or simply want to understand what’s possible on your property, Scope Town Planning helps you cut through the complexity with clear, practical advice you can actually use.
We take the time to explain the process, identify potential risks, and outline your best options — in plain English, not planning jargon.
From early advice to detailed reports, our goal is to save you time, money and frustration by helping you make informed choices before you invest, so you can move forward with confidence and a clear path to approval.
The First Steps to a Successful Development
Before you spend a cent on surveys, design work, or professional fees, it’s important to understand the planning rules that shape your property. Every property in Queensland has unique zoning, overlays and constraints that determine what can and can’t be done — and missing even one detail can lead to costly redesigns or delays.
That’s where Scope Town Planning comes in. We review your property early, explain the requirements in plain English, and guide you toward the best approval pathway for your goals.
Here are three ways we help you start strong, avoid unnecessary costs, and move forward with confidence.
Advisory Services
Start with the Right Advice
Our advisory service gives you clear, professional guidance on what’s possible for your property before you invest. We review zoning, overlays and site constraints to identify opportunities, risks and approval pathways — helping you make informed decisions from the start.
Due Diligence Reports
Clarity Before You Commit
We uncover the details that others overlook. Our due diligence reports identify zoning rules, overlays, access and environmental factors that affect your project. It’s the simplest way to reduce risk, save money and gain confidence before purchasing or developing land.
Development Feasibility Studies
Test Your Project’s Potential
Not sure if your development stacks up? Our feasibility studies combine planning expertise with practical insight to evaluate costs, constraints and compliance. We help you assess risk early, refine your concept and make confident decisions before moving to the next stage.
Why Early Planning Makes All the Difference
A smart start saves more than money. By identifying constraints, opportunities and approval pathways early, we help you avoid delays and costly redesigns later.
With local experience across Queensland councils, Scope Town Planning turns uncertainty into clear direction — so you can plan once, plan right, and build with confidence.
Every site has potential. But not every plan gets approved.
Frequently Asked Questions
Do I need a Town Planner before buying or developing?
Yes. Before you commit to a property or start design work, it’s essential to understand the zoning, overlays, and potential constraints that apply to your land.
Scope Town Planning can identify what’s possible on your site — including likely development pathways — so you can make informed decisions early.
What’s included in a Property Advice Service?
Our Property Advice Service (From $100 + GST) provides a concise summary of your property’s zoning, overlays, applicable State interests, and likely development application requirements.
You’ll also receive a clear outline of professional fees and estimated Council application costs, so you know exactly what to expect.
What’s the difference between a Property Advice Service and a Written Council Advice Service?
The Written Council Advice Service (From $200 + GST + any Council fees) includes everything in the Property Advice Service plus a formal request for written advice from Council. This ensures any advice you receive is on record, which can be useful for future applications or resale.
What’s covered in a Due Diligence Report?
A Due Diligence Report assesses your site for zoning, overlays (such as bushfire, biodiversity or heritage), infrastructure access, easements, constraints and likely assessment categories (accepted, code or impact). It provides a “go/no-go” summary and can save you thousands in redesigns, delays or non-compliant purchases.
Can you help with feasibility studies before I commit to a project?
Yes. Our Feasibility Studies evaluate the viability of a proposed development — including zoning compliance, infrastructure considerations, and financial feasibility — so you can assess the practicality and potential return before investing further.
